Unlike a slanted roof, flat roofs have a higher chance of collecting standing water. While not all flat roofs have issues with runoff (some are constructed on a slight slant to ensure runoff), pooling water is the #1 cause of flat roof damage and leaky ceilings. Typically, flash systems constructed of drains and gutters are a part of flat roofing and included as part of roof maintenance. Additionally, adhesives are used to seal flat roofing and trap water out.
Exposure to the elements as well as a variety of other factors can cause damage to your roof. A proper preventive maintenance program prevents small wear damage from growing into an expensive repair project. The first step in any repair project is to troubleshoot the problem. Flat roofs can be challenging because the leaks typically do not show up near the original water damage and must be located through the troubleshooting process.
Most flat roofing is protected by an EPDM or elastomeric coating. Areas where this coating is damaged or worn can cause roofing troubles. These areas may need replacement, or the entire coating could need replacement due to age. If the roof is metal, rust spots must be identified and treated.
Proper materials must be used in order to prevent cracking due to temperature changes. Elastomeric coatings properly conform to surfaces despite the temperature and are resistant to UV. Improper materials will warp and cause the need for constant repair.
Other repairs involve ensuring the flash system is fully functioning. A failed flashing system will cause water to pool and subsequently damage your roof. Most flashing problems result from poor design, and a proper preventive maintenance program will identify this. Typically repairs involve fixing or replacing the flashing system components.
